At Experio, we focus on the design and planning of luxury garden rooms—spaces that enhance how you live, work, and relax within your home environment. Founded by Wayne Freeman, our approach combines creative design thinking with a strong understanding of planning policy, ensuring each project is both beautifully conceived and positioned for successful approval.
We guide you through the critical early stages, including concept design, spatial planning, high-quality visual proposals, and full planning application strategy. Our role is to bring clarity and confidence to the process, ensuring your project is well-prepared from the outset.
Following planning consent, we work in close partnership with Ascentia, an experienced construction company who deliver the build to a high standard. This clear collaboration ensures that design integrity is maintained while construction is handled by a dedicated and proven team.
Our philosophy is simple: to create refined, purposeful garden spaces that feel calm, considered, and enduring. Whether a private retreat, garden office, or architectural feature, each project is approached with care, clarity, and attention to detail.

Wayne is passionate about innovation, diverse ideas and people working together for good, for justice and for creative, quality outcomes that match the beauty of the world we live in.
As an entrepreneur and Managing Director, Wayne has built a number of businesses drawing on 28 years of business management, project management and marketing experience, delivering scores of projects for large corporations, charities, the NHS, local government and SMEs. Wayne has built his own home, and project managed a number of construction projects. At Calmera Homes, Wayne combines strategic insight with a creative mindset, ensuring each development not only meets high standards but also make sure we serve communities in meaningful ways.
Wayne is a multi-instrument musician, loves gardening, travel and adventure. He lives in West Byfleet with his wife and 2 kids.
